What are home measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — generally a tape measure or laser measuring device. As they move around the house, they make note of the layout of the rooms and other features, like closets, patios, and pantries. They may sketch out the property. Then, the appraiser writes up a report and detailed floorplan showing the total square footage and the overall layout of the home. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When should I get a measurement service?

Property taxes

Tax records frequently reflect incorrect square footage because the values can come from several sources, and occasionally go unproven — which means you may be paying for more square footage than you actually have! Unless a certified appraiser has executed a recent evaluation or home measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before challenging your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling your home

A floorplan service will ensure that you're paid a fair price for your property. Area is one of the most important factors potential buyers examine when purchasing a home — but since these values are frequently approximated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only reliable method of using a definitive GLA when listing your home or property is to reference a recent appraisal or measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).

Material for agents

To make sure that your client's property closes at a price that appropriately reflects true market value, we suggest asking for a measurement of the property. Clients, and potential buyers, will appreciate your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tactic to interest potential buyers since they can review the layout and details of the property before and after touring.
